What we will and will not do at midnight

We will make the roof watertight, get the ceiling drying and book the permanent repair before we leave. What we will not do is attempt a proper repair in the dark and the wet. Sealant spread on a soaked deck at eleven at night has failed by spring, and you end up paying for the same repair twice.

We also will not treat every call as an emergency. A ceiling that has been quietly staining since September, with a clear week forecast, can wait until Tuesday and cost you a good deal less. We would rather say so than take the out-of-hours rate for it.

Move what you can out from underneath and get a bucket down. What the stain itself is telling you can wait until morning. If the ceiling is bulging with trapped water, put a bucket under it and make a small hole at the lowest point with a screwdriver. It feels wrong. It is much better than the whole ceiling coming down. Do not go up on a wet roof in the dark. Nothing up there is worth what a fall costs.
