How Soon Do You Need Our Services?

No pressure, no obligation. We never share your details.

Itemized every time

So you can see exactly what you are paying for, and defend the spend to whoever else needs to see it.

Tenants worked around

Scheduling that fits a turnover or an occupied unit rather than ignoring both.

Greene County handled

The permit goes through the right building department first time, without a lost week.

The Problem

Managing property here rather than living in it?

Then what you need is a straight answer on how many winters are left, not a sales pitch.

Wright-Patterson Air Force Base and Wright State University between them give Fairborn a high proportion of rental and absentee-owner housing, and that changes the job. A landlord is not deciding whether they love the house. They are deciding whether this roof holds through another lease, whether to do it now while the place is empty, and which of four properties to do first. Those are answerable questions, and they need an itemized scope rather than a single figure.

  • Itemized scopes rather than one number
  • A straight answer on how long a roof will hold
  • Work scheduled around tenants and turnovers

Why Us

Sequenced, not just quoted

If you own several properties here, ask us to look at them together. It costs less than doing them one at a time and we can tell you which order to do them in.

01

Two old cores

Fairborn was formed in 1950 from Fairfield and Osborn, so there are two distinct older centers plus everything built since.

02

Greene County permits

Like Beavercreek, this is Greene rather than Montgomery. Different department, slightly different process, handled by us.

03

Portfolios priced together

Several properties looked at in one visit, sequenced by urgency and quoted as a set.

The Difference

Why rental work gets quoted differently

An owner-occupier asks whether the roof is failing. A landlord asks something harder. Will it hold for three more years? What happens if it does not? And would the money do more good on the property down the road? Answering that honestly sometimes means telling you not to do the job we came to quote.

We would rather do that and get the other three properties. So we itemize the work, and we give the remaining life in years rather than adjectives. If one of your roofs is genuinely fine, we say so and move on to the next one.

How It Works

How a Fairborn job runs

Built around lease dates and multiple addresses.

  1. 1

    Send us the addresses

All of them, if there are several. Looking at a portfolio together is cheaper than four separate visits.

  2. 2

    Each roof given a horizon

Not just pass or fail, roughly how many winters, so you can plan the spend across properties.

  3. 3

    Greene County permit pulled

Through the right department, and before the unit turns over rather than during.

  4. 4

    Scheduled around the tenancy

Between lets where we can, and worked around occupied units where we cannot.

What Dayton homeowners say

We had a leak over the back bedroom for almost two years and kept putting a bucket under it. The team found the problem in about ten minutes. It turned out to be the flashing around the chimney, not the shingles. They fixed it that same afternoon. I wish we had called sooner.

We had a full tear-off on our 1950s ranch. The crew arrived at 7 every morning and finished the job in three days. They even swept the entire driveway with a magnetic roller so our kids wouldn't pick up any nails. The final price was exactly what we were quoted.

After the hail last June, our insurance company questioned whether the damage was from the storm or simply the age of the roof. The team inspected everything, took detailed photos, and joined the call with our adjuster. The claim was approved. I don't think we would have managed it on our own.

Good work at a fair price. I gave four stars because our job had to be pushed back a week due to rain, and I had already taken the day off. They did call ahead and kept us informed instead of simply not showing up, which I appreciated.

A tree came down on our garage roof at around nine at night. Someone actually answered the phone, which I wasn't expecting. They had the roof tarped before midnight and came back the following week for the permanent repair. Great response when we needed help.

We had new seamless gutters and gutter guards installed around the whole house. They made the gutters right there on site, which I hadn't seen before. We've had two heavy storms since the installation and nothing has overflowed onto the patio. That was exactly the problem we wanted fixed.

I booked a roof inspection expecting to hear that we needed a full replacement because that's what the previous two companies told us. After inspecting it, they said our roof probably had about five years left and told us to call back when the time came. They didn't charge us for the inspection. That honesty is why they'll get the job when we eventually replace it.

This is the second time we've used them. They installed our gutters a couple of years ago, and we recently hired them again for a full roof replacement. We even had the same crew leader both times. The quote was clearly itemized, so we could see exactly what we were paying for, including the wood underneath repairs.

More about Roofing in Fairborn

Two towns that merged in 1950

Fairborn was formed on 1 January 1950 from the union of two separate villages, Fairfield, founded 1816, and Osborn, founded 1850. The first log cabin went up in 1799 near the Mad River. That leaves a town with two separate old centers and a lot of post-war housing filling the gap between them. The housing changes from street to street more than in most places we work.

It is also in Greene County rather than Montgomery, so the permit goes through a different building department. The same as Beavercreek next door.

A lot of rental property

Wright-Patterson Air Force Base and Wright State University between them mean Fairborn has a high proportion of rental and absentee-owner housing. That changes the job. Landlords need a straight answer on whether a roof will hold three more years. They need an itemized quote they can compare. And they need the work scheduled around tenants.

If you own several properties here, ask about looking at them together. That works out cheaper than booking four separate visits, and we can tell you which order to tackle them in.

A lot of our Fairborn work is rental property. We give an itemized scope rather than a single number, we will tell you honestly whether a roof will hold another few years, and we work around tenants. If you have several properties, ask about doing them together.

Is Fairborn in a different county for permits?

Yes, Greene County, like Beavercreek, rather than Montgomery. Different building department, slightly different process. We handle it, but it is worth knowing if you are comparing quotes.
