Free roof and gutter check

Tell us what you are seeing. Damp, rot, overflow or an actual drip all point different ways here.

How Soon Do You Need Our Services?

No pressure, no obligation. We never share your details.

Gutter capacity checked

Sized against the roof feeding it rather than replaced like for like because that is what was there.

Discharge taken away

Splash blocks at minimum, underground drainage where the ground falls back toward the house.

One visit, both jobs

Roof edge and gutter line detailed together rather than a year apart at twice the cost.

The Problem

Is it the roof, or is it the gutters?

On the low streets near the river it is the gutters far more often than people expect.

Every inch that lands on the roof has to end up somewhere. On a flat lot close to the Great Miami, there is very little room to get that wrong. The most common call we get here is an overflowing gutter that has been quietly rotting the board behind it for two winters. It is also the one most often misread. People call about the roof, because the roof is what they can see. The actual fault is a downspout emptying straight against the foundation.

  • We look at the gutter line before condemning the roof
  • Discharge taken well away from the foundation
  • The fascia checked behind the gutter, not just in front of it

Why Us

Water off the roof and away from the house

On these streets the second half is the part that decides everything, and getting it right is usually cheaper than what people ring up expecting to be quoted.

01

Drainage, then roofing

A downspout emptying at the base of a wall has moved the water four feet. On a lot this flat, that is a wet basement waiting to happen.

02

The misdiagnosis we see most

Rot in the fascia gets read as a roof problem. It is nearly always a gutter that has been overflowing since the leaves came down.

03

Both done at once

If the gutters are coming off anyway, detailing the fascia and the roof edge together saves a second set-up.

The Difference

Why we start at the gutter in West Carrollton

This is the one town on our list where we regularly turn up expecting a roof job and quote a gutter job instead. The housing is mostly 1950s and 60s, and plenty of those roofs are on their second covering. But what actually causes the damp, the rot and the ruined wood is far more often the drainage than the roof.

The river corridor is the reason. Flat lots, a high water table and forty-one inches of rain a year mean that where the downspout empties is a structural question rather than a detail.

How It Works

How a West Carrollton job runs

Roof and drainage assessed together, because here they are one system.

  1. 1

Tell us what you are seeing

Damp, rot, overflow or an actual drip. On these streets those four have quite different causes.

  2. 2

We follow the whole water path

The roof slope above it, the fall of the gutter, whether the downspouts are big enough, and where the water finally ends up.

  3. 3

    The real fault gets quoted

Sometimes that is the roof. Often it is a good deal cheaper than the roof, and we will say so.

  4. 4

    Tested with water running

Before we leave, so you can watch it drain and see for yourself where it goes.

What Dayton homeowners say

We had a leak over the back bedroom for almost two years and kept putting a bucket under it. The team found the problem in about ten minutes. It turned out to be the flashing around the chimney, not the shingles. They fixed it that same afternoon. I wish we had called sooner.

We had a full tear-off on our 1950s ranch. The crew arrived at 7 every morning and finished the job in three days. They even swept the entire driveway with a magnetic roller so our kids wouldn't pick up any nails. The final price was exactly what we were quoted.

After the hail last June, our insurance company questioned whether the damage was from the storm or simply the age of the roof. The team inspected everything, took detailed photos, and joined the call with our adjuster. The claim was approved. I don't think we would have managed it on our own.

Good work at a fair price. I gave four stars because our job had to be pushed back a week due to rain, and I had already taken the day off. They did call ahead and kept us informed instead of simply not showing up, which I appreciated.

A tree came down on our garage roof at around nine at night. Someone actually answered the phone, which I wasn't expecting. They had the roof tarped before midnight and came back the following week for the permanent repair. Great response when we needed help.

We had new seamless gutters and gutter guards installed around the whole house. They made the gutters right there on site, which I hadn't seen before. We've had two heavy storms since the installation and nothing has overflowed onto the patio. That was exactly the problem we wanted fixed.

I booked a roof inspection expecting to hear that we needed a full replacement because that's what the previous two companies told us. After inspecting it, they said our roof probably had about five years left and told us to call back when the time came. They didn't charge us for the inspection. That honesty is why they'll get the job when we eventually replace it.

This is the second time we've used them. They installed our gutters a couple of years ago, and we recently hired them again for a full roof replacement. We even had the same crew leader both times. The quote was clearly itemized, so we could see exactly what we were paying for, including the wood underneath repairs.

More about Roofing in West Carrollton

River-corridor drainage is the local factor

West Carrollton sits on the Great Miami River corridor, and that shapes what fails here. Forty-one inches of rain a year has to go somewhere. On the low streets nearer the river, where the gutters and downspouts send it matters far more than it does on higher ground. We do a lot of gutter work here alongside the roofing, often on the same visit.

The town was laid out in 1830 as Carrollton and renamed because too much post was going to the other Carrollton in Ohio. At one point it carried five kinds of transport: train, canal, riverboat, trolley and car. That is why the older houses sit closer to the water than you would expect.

What we usually find

Mostly 1950s and 60s housing, mid-range, and a fair number of roofs on their second replacement. Overflowing gutters that have rotted the board behind them are the most common call we get here. They are also the most often misread. People replace the gutter and leave the wood.

Frequently asked questions

Do you do gutters as well as roofing in West Carrollton?

Yes, and here they often go together. If the gutters have been overflowing for a couple of winters, the board behind them usually needs replacing too. Doing both while the roof is open saves setting up twice.

Does being near the river affect my roof?

Not the roof itself, but drainage away from it matters more. Downspouts emptying against the foundation cause more trouble on the lower streets than anywhere else in the county. That is how the gutters were set up as much as it is a roofing question. The same is true just downriver in Miamisburg.
